Amy, the foreclosure process is lengthly and typically takes 6+ months to finalize. You speak of the noteholder like an individual, which is fine, but if he/she has not filed for foreclosure, then you have nothing to worry about. An appraisal takes 2-3 days max to complete, and if you were already pre-approved for the loan, you should already be refinanced by now.
